Most of our cottages can be configured in open-plan, 1-bedroom, 2-bedroom, 3-bedroom, or even 4-bedroom layouts (with the exception of our Cabin and Bungalow, which are studio-style only).

We offer two internal ceiling height options:

• Standard: 2.4m
• Upgraded: 2.6m (8.5ft)

All cottage prices listed on our website are based on DIY assembly. However, if you're not a tradesperson, we’re happy to quote for full installation — including both footings and on-site assembly.

Assembly typically takes between 3 to 7 days, depending on the cottage model. All our cottages are 70% prefabricated before delivery, with plumbing, wiring, flooring, and bathrooms already installed for your convenience.

Two Pathways, One Vision

Cottage Cabins can be delivered in two main pathways:

• Relocatable Granny Flat (Class 10a) — ideal for use as an office, studio, or storeroom

• Class 1a Home — a fully council-approved permanent dwelling

🔧 DIY or Installation Options

Cottage Cabins does not sell house-only (DIY) kits unless you have a trade background in building — such as a builder, carpenter, plumber, electrician, boilermaker, or diesel fitter (note: not auto mechanic).

🔌 Services Connection

A licensed plumber and electrician are required to connect your Cottage to water and power services.

As a guide, we recommend allowing $8,000–$12,000 for these services, depending on your property’s existing infrastructure and specific needs.

For the most accurate pricing, we suggest contacting a plumber and electrician in your local area for a personalised connections quotation.

🚛 Delivery & Site Access

Cottage Cabins is based in South East Queensland and proudly delivers Australia-wide.

To ensure a smooth delivery, please check that your property has suitable access for our delivery trucks.

✅ Delivery Access Requirements:

• A minimum entry width of 3.5 metres

• A stable, accessible surface for heavy vehicle entry

• Entry must be clear of overhanging branches, air conditioning units, and guttering

🏗️ Crane Requirements

You will need to arrange a crane to lift your Cottage Cabin onto its footings.

As a general guide, allow approximately $650–$700 for standard crane hire — but we strongly recommend obtaining a quote from your local crane company, as costs can vary based on site conditions.

Important:
If your home needs to be lifted over another building, please organise a crane quote before purchasing, to avoid unexpected complications.

Foundations & Footings

In construction, foundations and footings are critical. A quality footing evenly distributes the weight of your home, preventing sinking, shifting, or structural issues. It also helps keep moisture and water out of the base of your home, protecting it from long-term damage.

Footings are typically concrete slabs or concrete stumps — and we support both.

🛖 What Your Cottage Needs:

Our Cottages require one of the following foundation setups:

• Concrete slab, or

• 6 stump footings for The Cottage when installed with a Cottage Cabins trailer

• 12 stump footings for the Cottage

• 16 stump footings for the Retreat

• 20 stump footings for the Lodge

As part of our standard Cottage Cabins installation package, we also install RHS (Rectangular Hollow Section) galvanised steel bearers to eliminate movement and remove any "wobble" — ensuring your cottage is safe, secure, and solid underfoot.

Cottage Cabins has an in-house civil construction team ready to advise you on footing types, placement, and what’s required for your unique site — especially if you're managing the project yourself.

You can also subcontract footing works to a local, experienced contractor. Most clients opt for a simple standard footing design, and we’re happy to guide or assist with plans.
